There's nothing quite like a good ol’ open house to bring home sellers, real estate agents, and curious neighbors together when a house goes on the market. Unfortunately, the pandemic halted open houses in parts of the U.S. for quite some time. Combine that with the unbalanced supply and demand in the housing market currently, and many agents aren't hosting open houses because the properties aren't on the market long enough.


Regardless, an open house is still a very exciting, personable way to showcase a beautiful home and all that it has to offer. It's a great marketing tool to ensure your home is seen by as many potential buyers as possible. That means more offers, and ultimately, a higher selling price for your home.


Here are six cool tips on how to have a successful open house.


  • Make sure your home is in tour-ready condition. Aside from the larger projects you should complete to prepare your home for tours, don’t forget to depersonalize by removing family photos, and give the entire place a deep clean. Clean the floors, vacuum, wipe down baseboards and windows. Shoes, laundry, and dishes should be out of sight. Any valuables should be moved out of the house or locked away for safekeeping.


  • Inform the public so that you have a great turn out. In order to have people show up to your open house, they have to know about it. While your real estate agent will take care of marketing the open house with signs in front of your house and around your neighborhood, posting on social media, and making sure it's on all the top real estate sites, you'll still need to share with your friends and family. Post the links from your agent on your Insta, share the event on Facebook, and feel free to tell everyone who will listen.


  • Give your agent the reins and allow them to take control. As the seller, make sure you pick an agent that you trust with your home. Open houses require you to renounce control to your agent, and trust that he or she will present your home in the best light. Your agent will likely provide a list of tasks - do as much as you can to complete the list before the big day.
  • In home pets: it isn’t just dogs. When you’re selling your house, make sure to remove all traces of any pets, including cats, birds and snake terrariums. The scent of an odorous litter box or having your cat rub against guests as they walk through your house may not be pleasing to even the biggest cat lovers. Remove food and water bowls, pet toys, and even leashes to ensure that less-animal-friendly guests aren't turned off to your home.


  • Take care of your yard. This is simply stating the obvious, but making sure that your lawn is mowed and hedges are trimmed are just as important as the inside when showing a home. It is the first thing potential buyers will see when pulling up to your open house. Take the time to remove toys, trash, and even extra lawn decorations will pay off big time.


  • Stay away from the house. Once your home is open to the public, make yourself scarce. Buyers don’t want to meet the seller during an open house while they’re trying to form an honest opinion about the house. They are trying to picture themselves living there. Having the current owner nearby can cause them to feel uncomfortable and not fully relax.



When is the best time to host an open house you ask? In order to have a successful open house, people need to be available. Otherwise, you and your real estate agent will be the only ones enjoying your sweet treats. Most agents chose Sunday as the best day to host an open house because most people aren’t commuting back and forth to work. Another important thing to take into consideration when hosting an open house is the time of day that you hold it. If you’re in the suburbs, a good time frame to host your open house is between 12:00 pm and 4:00 pm. If you’re in a metropolitan area, then 11:00 a.m to 3:00 p.m. is perfect.
